Now that spring has arrived, more and more buyers are jumping back into the market — and competition is heating up.
If you're serious about landing a home you love, you’ll need more than just a wish list. You need a smart strategy — and that starts with partnering with a knowledgeable real estate agent who can help you craft a winning offer.
Here are some key tips your agent may share to help you stand out and succeed in today’s market:
1. Don’t Lowball the Price
It might be tempting to start with a low offer to save money, but in a competitive spring market, that strategy could cost you the home. An offer that’s too low can offend the seller or be quickly outbid. As NerdWallet puts it:
“If you really want the property, you should avoid offending the seller. So, be wary of placing a so-called lowball offer. One of the most obvious risks of making a lowball offer is outright rejection... As a buyer, you’ll need to find a balance between making a fair offer and running the risk of losing the property.”
Your agent can help you analyze local market trends and craft a competitive offer that still aligns with your budget.
2. Consider an Escalation Clause
Worried about multiple offers? An escalation clause could give you an edge. It automatically increases your bid (up to a set limit) if another offer comes in higher. Investopedia explains:
“An escalation clause is a way to automatically escalate your bid by a certain dollar amount, up to a certain ceiling, to compete with other bids.”
Your agent can help you determine if this strategy fits your situation — and make sure you don’t offer more than the home is likely to appraise for or more than you’re comfortable spending.
3. Be Selective with Concessions
While asking for concessions like help with closing costs can be reasonable, too many requests might make your offer less appealing compared to others. As the National Association of Realtors (NAR) explains:
“There are many factors up for discussion in any real estate transaction—from price to repairs to possession date. A real estate professional who’s representing you will look at the transaction from your perspective, helping you negotiate a purchase agreement that meets your needs . . .”
Let your agent guide you on which concessions are reasonable and which might make the seller think twice.
4. Offer a Timeline That Works for the Seller
Sometimes, it’s not just about the price — it’s about the timing. Does the seller need a quick close or extra time to relocate? If you can be flexible with your timeline, it could give your offer the advantage. According to Atlas Van Lines:
“Everyone will have a unique timeline depending on the size of the move, the distance they are moving from or to, and personal preferences. It is important to be flexible and adapt the timeline as needed while ensuring you allocate enough time for each step.”
Your agent can find out what timeline works best for the seller and help you tailor your offer accordingly.
Bottom Line
Spring is here — and competition is picking up. If you’re planning to buy, working with a local expert is your best strategy to stand out in the crowd.
